Once it was decided in th especial general body meeting of our society that we should go for the redevelopment, the next day someone camse to the secretary and introduced himself as an authorized representative of a reputed builder and proposed their services for the redevelopment with lucrative offer. the secretary was impressed with his presentation and clarified various benefits whch he should offer to the society. Very soon this news was spread amongst the members with the mixed reactions. The first question was raised that how much extra area he would offer ? When they came to know that it was 35% of the present carpet area occupied by the members, without having any knowledge of financial, technical and legal aspects of redevelopment, members opinioned that it must be atleast 45% and they volunteered to bring the developer who would give much better offer. It is more than five years have passed but there is not any genuine progress in this direction. In this connection we would like to remind that life of R.C.C. building is 60 to 75 years, but unfortunately most of the buildings nowadays give way and require heavy repairs only after 30 years. Once we are going for redevelopment our aim should be for strong and long life of structure lasting at least 80 years so that after 30 years once again we would not repeat this exercise. To achieve this we should not think what builder is gogin to get from the project, we should be contended with bigger and better flat with modern amenities by giving our old and dilapidated flat. Those who would digest this advice will always be happy. After watching the whole episode in the society we realized that it is primarily because of the ignorance of the committee members who did not know as how the redevelopment exercise should be conducted, keeping in mind the government directive datd 3rd January 2009, which we have reproduced in this book. This is because there is no book for society members, in easy to understand language, all about redevelopment. It is most important that meeting should be conducted strictly as per government circular and society bye-laws must be followed. If there is any lapse on the part of committee members, be sure that process of redevevelopment will not have a smooth sailing. To educate the members all about redevelopment will not have a smooth sailing.
